Rental yield

Gross yield is twelve months of rent divided by the price. Net yield subtracts vacancy and the yearly costs you enter (the housing charge, tax, a management fee). Mortgage interest, a renovation year and tax on the rent are not in the net figure. It is not an investment recommendation.

A 2% vacancy is about one empty week. Agency fees and a void between tenants usually sit higher. Compare with the rent-versus-buy page if you live there yourself.
