Home purchase costs (Poland)

Enter the property price, down payment, transaction fees and finishing budget. The calculator applies the entered PCC rate only to a secondary-market purchase, calculates agency commission from the price, and adds the other one-off costs. It shows each item, their total and the cash needed for the down payment plus costs. All rates and fees are editable examples to check for your transaction. It does not calculate a mortgage or recurring ownership costs.

The calculator sets PCC to zero for a new build. For a resale, it uses your entered rate; check whether the tax applies to your purchase.
Price from the listing or agreement; base for percentage costs.
The part of the price paid from your own funds. The rest of the price is not added to the required cash here.
Example: 2%. This is an editable assumption, not a current-rate claim. Since 2023, purchasing your first residential property on the secondary market is exempt from 2% PCC (art. 9 point 17 of the Polish PCC Act), provided the buyer has not previously owned residential property (with exceptions such as inherited shares up to 50%). Enter 0% if you qualify for the exemption, or check the applicable rate.
%
Example: 2% of the price. Enter the rate in your agreement, or 0% if you pay no commission.
%
Example: PLN 1,950. For the sale of a residential unit, the maximum statutory fee is half the standard rate (§ 6 point 19 of the Regulation of the Minister of Justice on maximum notary fee rates, Dz.U. 2024 item 1566; on the primary market § 6 point 16 – also half). Example: at PLN 600,000, (PLN 1,010 + 0.4% excess over PLN 60,000) / 2 = PLN 1,585 net ≈ PLN 1,950 with 23% VAT. Certified deed copies and an optional mortgage deed are charged separately. This amount is an editable example; check the individual quote with your notary.
Example: PLN 400. Check the fees for the land register entries you need.
Your planned spending on finishing and furnishing; enter 0 if you do not include it.

Frequently asked questions

What does the cash-needed result include?

It adds your entered down payment to the one-off transaction and finishing costs. It does not add the full property price again or calculate any mortgage amount or payments.

When does the calculator apply PCC?

The model applies PCC to the entered price only for a resale purchase. The rate is an editable example. Check whether the tax applies to your transaction and whether an exemption is available.

How is the agent commission calculated?

It multiplies the property price by your entered percentage and rounds to the nearest grosz. Use the rate from your agreement, or set it to 0% if you do not pay an agent.

Where can I find notary and court fees?

The amounts in the form are examples only. Ask a notary for an itemized quote and check the charges for the land register entries you need, then replace the example values.

Does this show the full cost of owning a home?

No. It covers only the entered one-off spending and down payment. Mortgage payments and fees, ongoing building charges, insurance and future repairs are outside this estimate.

Educational estimate only. Not medical, tax, legal or financial advice.
